Barnhill Cottage is a converted stable block once owned by Barnhill, an old and impressive house which shares our private drive.  We are fortunate to  overlook the River Exe in the delightful village of Brampford Speke and enjoy panoramic views over the countryside towards Killerton.  During your stay you are invited to visit our 30 acres of beautiful SSSI land along the River Exe or walk the Exe Valley Way so pack your walking boots to enjoy the experience.  It's a great place for bird watching.

This quiet and friendly village has one pub, "The Lazy Toad", which is in easy walking distance, two churches and a school.  Our shop "The Exe Valley Tea Shop" is across the road from our accommodation and anyone wishing to have a lie in is invited to the tea shop for a late breakfast.  We offer a two-course roast dinner or vegan meal for £8.50 every Monday, Wednesday and Sunday from 12.00.   

Brampford Speke is on the Exeter University side of Exeter and is ideally situated if you are visiting the University and the City centre is only 5 miles away.

There is little public transport in Brampford Speke so guests will need their own transport.  We have excellent off-road parking.

Our ground floor Bed and Breakfast accommodation comprises of a  private suite of rooms with it's own entrance, a double and single bedroom/sitting room, a private bathroom, eating area with a fridge, microwave, toaster and tea or coffee making facilities, stereo, TV and Video.

We serve breakfast from 7.00am -  8.45am in our bed and breakfast accommodation and from 9.00am onwards in the our Tea Shop which doesn't open to the public until 12.00pm.

The B&B is Non-Smoking and sadly we cannot take pets.
